Choosing a new floor is one of the most impactful decisions you can make for your home — and one of the easiest to get wrong if you're not thinking about the right things. After 40 years of helping Orange County homeowners, contractors, and designers get it right, we've seen every mistake in the book. Here's how to make a decision you'll be happy with for years.
It's tempting to fall in love with a sample and work backward from there. But the floor that looks perfect in the showroom can quickly become a headache if it doesn't match how you actually live. Ask yourself a few honest questions first:
Your answers should point you toward a material before you ever look at colors or styles.
Living near the coast changes the equation. Laguna Hills, Mission Viejo, and the surrounding area see mild temperatures year-round, but homes closer to the ocean deal with higher humidity and salt air. Solid hardwood, while beautiful, can expand and contract more dramatically in humid environments. If you're within a few miles of the coast, engineered hardwood or luxury vinyl plank often performs better long-term without sacrificing the look you're after.
Best for: Living rooms, dining rooms, bedrooms — anywhere dry with moderate traffic.
Solid hardwood adds warmth and long-term value. It can be refinished multiple times, which means a quality floor can last generations. The trade-off is that it doesn't love moisture, so it's not the right call for kitchens, bathrooms, or basements. Engineered hardwood gives you the same look with a more stable core — ideal for coastal homes or slab foundations.
Best for: Any room, including wet areas. Especially great for families and pet owners.
LVP is our most-requested floor right now — and for good reason. It's 100% waterproof, extremely durable, comfortable underfoot, and available in looks that convincingly mimic hardwood or stone. If you have kids, dogs, or a busy household, this is almost always the practical answer.
Best for: Bedrooms, home offices, and anywhere comfort and quiet are the priority.
Carpet gets a bad reputation it doesn't always deserve. In the right room, it's warmer, quieter, and more comfortable than any hard surface. Modern nylon and polyester carpets are far more stain-resistant than older generations. The key is choosing the right fiber and pile for how the room is used.
Best for: High-traffic areas on a budget. Good for rental properties and secondary spaces.
Laminate is durable, scratch-resistant, and affordable — a solid choice when you need coverage across a lot of square footage without breaking the budget. It's not waterproof, so keep it away from wet areas, but in the right application it holds up very well.
Best for: Layering over hard surfaces to add warmth, define a space, or protect an existing floor.
A quality area rug can completely transform a room without touching the floor beneath it. We carry a curated selection and can also custom-cut and bind rugs to any size — useful when standard dimensions don't fit your space.
The condition of your subfloor matters more than most homeowners realize. An uneven or damaged subfloor will cause problems no matter how premium the material on top of it. Before you commit to any floor, it's worth having someone take a look at what's underneath — especially in older homes or after any water damage. Our team can walk you through what to look for when you come in.
One thing that makes A&R different from big-box retailers: we offer trade pricing to contractors and designers, and we work directly with the same suppliers those contractors trust. That means the products on our floor are the same ones going into high-end Orange County builds — not a consumer-grade version. Whether you're a homeowner or a professional, you're getting access to the same materials.
